Which survey level do I need?

It depends on the property, not the price. Level 2 suits most conventional houses in reasonable condition. Level 3 is the right choice for anything pre-1900, anything significantly altered or extended, anything of unusual construction, and any property you intend to renovate. Level 1 suits newer, straightforward properties where you want basic reassurance. If you are unsure, call us with the address.

Is a mortgage valuation the same as a survey?

No, and this is the most expensive misunderstanding in the buying process. A mortgage valuation is carried out for the lender to confirm the property is adequate security for the loan. It is not an inspection of condition; it is not carried out for you, and it will not tell you about defects. Many buyers only discover the difference after completion.

How much does a survey cost in Swansea?

How long does a survey take?

Yes. Western Cape Surveyors (Pty) Ltd carries out independent property inspections across South Africa for buyers, owners, landlords and investors. The South African service is named and structured differently, because the RICS Home Survey Standard applies to UK work and does not extend there. For a conventional home in reasonable condition, the essential condition survey is the entry level option.
